OUTSIDE
The property is approached down a shared drive with the stable yard and garage on the left, together with a mature willow tree and a gate through to the "starvation" paddock and barn. The drive continues up through the front lawn to the house where there is currently space for two cars but ample potential to reconfigure for more. The lawn continues round the side of the house to the rear garden, which is enclosed by mature hedging. The starvation paddock has the manege along the long side, a field shelter with feed room attached, static caravan and the stable yard at the end. The paddocks lie beyond the manege.
OUTBUILDINGS
There is a pole barn with one section enclosed with corrugated iron (37’ x 19’) and an open sided section (approx. 27’ x 12’). The current owners have planning permission to replace this building with a more functional timber structure. The single garage is made from prefabricated concrete slabs, has a concrete floor, a window at the rear and a workshop area. Electricity is connected to all.
MANEGE
The manege is enclosed on two sides by post and rail fencing and has a low bank around the other two sides. The surface is sand and it measures 40m x 20m.
STABLE YARD
The yard has a good size concrete standing area enclosed by post and rail. There are four stables in the timber block, one is currently used as a tack room with a sink and hot water. All measure 11’ x 9’6, have automatic waterers and one has a washdown facility and overhead heaters. Electricity is connected. To the side of the stables is a static caravan (there is planning approval
to replace this with 3 further stables) and a feed room is attached to the small field shelter.
PADDOCKS
There are four paddocks providing approximately 3.5 acres of grazing. They are contained by a combination of post and rail and post and wire fencing. Two of the paddocks share a large field shelter and there is direct access to the lane. The starvation paddock also has a small field shelter.
GENERAL INFORMATION
General – The village has a good general store, a pub and a junior school. Woodbridge is approximately 2 miles away and has a good selection of shops and leisure facilities, together with a mainline service to London. Ipswich is approximately 10 miles.
Equestrian – The hacking is excellent. The lane that runs to the side of the property turns into a "rarely used" byway that leads to another quiet lane, which in turn leads to Rendlesham Forest with miles of "free for all" riding. There are also a number of loops around the village. Poplar Park is only 10 minutes away situated just on the other side of Rendlesham Forest. Wix EC is within reach for competitive riders and the area is popular with Long Distance riders it is understood that rides are often organised in the forest. Also Deben Riding Club and Suffolk Riding Club cover the area with plenty of shows and events throughout the year.
Services – Mains water and electricity are connected. Private drainage. Oil fired boiler providing central heating and hot water.
