ANNEXE
The annexe is currently used as a dog grooming room, tack room and music room. All rooms benefit from central heating from the bungalow. It would easily convert to residential accommodation (subject to any necessary permission). There are two doors from the central walkway. One leads into the dog grooming room (3.63m x 3.12m) with windows to rear and side, two radiators and a raised bath. The other doors lead to a lobby, currently used as a tack room, with a door to the music room (4.53m x 2.78m) with a window to the front and radiator. The single garage with up and over door is to the right of the games room.
OUTSIDE
The house is approached from the lane through a gated entrance way with room for parking three cars and further brick paved space beyond the gates for two more cars. The drive leads up to the bungalow with the annexe and garage building to the right and front garden to the left. The gardens wrap around the bungalow and are mainly laid to lawn with mature hedging to the perimeter and some mature trees and shrubs. To the rear of the bungalow is a paved terrace. Separate double field gates lead from the lane to the shingle yard. There is a rendered block built storage building (24’ x 13’) to the left with a concrete floor, two windows and double doors. The shingle drive leads to the rear of the bungalow to the manege on the left and the stableyard to the right. There is also a field gate providing direct access to the adjoining hay field (subject to permission). There is separate access from the road to the rear of the garden and manege. The paddock is directly opposite the drive across the lane.
STABLEYARD
The stableyard is enclosed by post and rail providing an area of all weather turnout on crushed shells. There are two stable blocks with water and electricity connected. The render and block stable has four stables (three 10’ x 9’ and one 15’ x 8’) and the timber block has three 12’ x 9’ stables and a tack and feed room. Both blocks have a concrete pad and good overhangs.
MANEGE
The manege is 40m x 20m with a corner removed, has three rail post and rail fencing and a woodchip surface.
PADDOCKS
The paddocks are just across the lane from the yard and are nicely enclosed by mature hedging and post and rail fencing with some mature trees to provide shade. There is a small paddock and a larger one with a timber field shelter with a concrete pad and hay barn.
NOTE The current owners also graze the c9 acre paddock next to the manege for five months every year and take a crop of hay. The paddock is owned by a trust which is responsible for preserving the rare orchids that grow on it. The current owner became the local representative for the trust and considers it likely that they will be amenable to any new owner taking over her stewardship role and continuing the haymaking and grazing.
GENERAL INFORMATION
General – The property is on the outskirts of Tolleshunt Knights, which is about a mile from Tiptree and four to six miles from Kelvedon and Witham. All these towns provide a good selection of shops and supermarkets, together with schools, two mainline stations to London and a variety of leisure facilities.
Equestrian – The outriding is good with a bridleway at the end of the lane, which goes to Tiptree and has numerous tracks off it. The East Anglian Farm Rides are available in the area.
Services – Electricity and mains water and drainage are connected and there is oil-fired central heating and hot water. |
