OUTSIDE
The house is approached from the forest road down a short drive, with a small hedged paddock on the right, leading up to a five bar gate. The drive continues through the gate, with the stables on either side, to a good area of parking suitable for a lorry and several cars in front of the house. To the rear of the house is a hedged garden, which is mainly laid to lawn and has a timber potting shed in one corner. The main paddock is in front of the house.
STABLEYARD
There are two timber built blocks separated by the drive. Both have good areas of hard standing in front and good overhangs. One has two 12’ x 10’ stables and the other has one 14’ x 12’ and a feed room. To the side is a small steel container, which provides secure storage for tack, and a lean-to hay/straw store. Electricity is connected and water available.
PADDOCKS
There is a small paddock to the side of the property, which is enclosed by post and rail fencing and conifer hedging. The main paddock is enclosed by post and rail fencing with mature hedging along two sides. At the far end is separate access to the forest road. Water is available.
NOTE - The current owners also graze the c0.5 acre paddock next door and have set it up as a grass manege with lights. There is every likelihood that the next door neighbour will continue this arrangement as it saves her from maintaining the land herself. The vendors also rent a further 2 acres down the road.
GENERAL INFORMATION
General – The property is situated on the main road through the forest and was formerly a Forestry Commission property. The two semi-detached properties are the only houses for about a mile. Thetford is approximately three miles away and has a good selection of shops and supermarkets, together with schools, a mainline station to London and Norwich and a variety of leisure facilities.
Equestrian – The outriding is excellent and extensive. There is no requirement to ride on a road and the forest riding is good all year round due to the sandy soil.
Services – Electricity is connected and there is oil-fired central heating and hot water. The drainage and water is private via a shared septic tank and bore hole. |
