STABLEYARD
There is a timber built block with two stables (11'6 x 10' and 11'6 x 9') each with rubber matting and a feed store (14' x 9'6) with sink and plumbing for a washing machine - electricity and water connected. Outside there is a concrete standing area and a steel container (lockable and with electricity connected), which is ideal as a safe tack store. To the rear of the yard is an area for parking a trailer and a open fronted barn (35' x 19'), which is split down its length with one half straw/hay storage and the other acting as a field shelter with direct access from the main paddock.
PADDOCKS

NOTE: It is only possible to access the property with a vehicle by opening and closing the unmanned railway crossing gates and proceeding over the (single track) line. The current owners also graze the c2 acres divided into a large and small paddock to the other side of the drive, which may be available to any future owner (subject to negotiation with the owner).
GENERAL INFORMATION
General - The property is under a mile from Woodbridge, which is well served by shops, schools and a fast rail link to London. The A12 and Ipswich are a few miles beyond. Melton mainline station is walking distance and has four direct daily trains to London.
Equestrian - There is a bridleway that runs on from the lane up into Melton and through Melton Park. The outriding is best on the other side of the railway with bridleways and tracks into Rendlesham Forest. .
Services - Electricity is connected and there is central heating and hot water. The drainage and water is private via a shared septic tank and bore hole - water for both of the cottages is pumped into the loft, filtered and then passed over a UV light. The quality of the water is regularly checked by the water authority and considered to be better than mains! |
