General - The property is under a mile from Woodbridge, which is well served by shops, schools and a fast rail link to London. The A12 and Ipswich are a few miles beyond. Melton mainline station is walking distance and has four direct daily trains to London.

Equestrian - There is a bridleway that runs on from the lane up into Melton and through Melton Park. The outriding is best on the other side of the railway with bridleways and tracks into Rendlesham Forest. .

Services - Electricity is connected and there is central heating and hot water. The drainage and water is private via a shared septic tank and bore hole - water for both of the cottages is pumped into the loft, filtered and then passed over a UV light. The quality of the water is regularly checked by the water authority and considered to be better than mains!
