General - The property is on the outskirts of Magdalen, which has a church, Post Office, village hall, junior school and a pub. The larger village of Watlington is approximately 1.5 miles with general stores, Post Office, school, doctors' surgery and also a mainline station. The market town of Downham Market is approximately 6 miles and the main centre of King's Lynn is only 6 miles to the north, with mainline station to London and Norwich and a variety of leisure facilities.
Equestrian - The outriding is good and extensive, with close hacking along the river and numerous farm tracks.
