April 6th 2009 Update - 1st Day Marketing Requirement.

Since April 6th 2009 all properties requiring a HIP need to have one before formal marketing can take place. Vendors also need to fill in a Property Information Questionnaire (PIQ)

Although this has made putting your property on the market a little more complicated, we have been preparing for '1st day marketing' since 2007, so that we can make the process as simple and fast as possible for you, our vendors.

  • Should you require us to, your HIP can be ordered, by us on your behalf the day you call to let us know you are planning to go on the market.
  • The Property Information Questionnaire (PIQ) can be filled in on line on our HIP provider's web site. Alternatively you can download and print a copy from our web site or we can post one to you to fill in which we can then enter on their web site for you. Click here to download the PIQ
  • Our property 'lister' (the person who takes measurements and photographs of your property and produces the brochure) is also an accredited Domestic Energy Assessor, so the EPC can be generated and added to the pack the same day with just one visit.

What are HIPS all about?

The principle idea behind HIPS was to make the home buying process smoother and quicker. Over a year into them we see no evidence that this has been achieved and firmly believe the government should drop HIPs, but unfortunately for the foreseeable future we are stuck with them.

Since December 14th 2007 every home with less than 5 hectares (12.35 Acres) of land requires a Home Information Pack when it is marketed. The HIP includes various searches and titles that would traditionally have been acquired by the purchaser's solicitor later in the buying process. It also includes an Energy Performance Certificate (EPC)

The Energy Performance Certificate is generated by a Domestic Energy Assessor (DEA) who visits the property to observe things like floor area, heating systems, window type, property construction type and all the other elements that contribute towards the efficiency of and emissions from a property. The EPC will also give recommendations for how to improve this efficiency. The EPC is valid for three years.
