The drive bends right and then forks left to the camping parking area (6 cars min.), straight on to the stable yard and right to the cottages and farmhouse.
Barnside, Walnut Tree, Amberwell and The Cottage are in one set of converted barns to the left and The Stables Cottage is on the right with an attractive raised central lawn area and a tree, Victorian style lamp post and gravel drives. The pool complex is to the rear of The Cottage and has separate access from the road that leads to a parking area for several cars and continues to the stable yard and paddocks beyond.
The Farmhouse has a pretty front garden with a brick and wrought iron fence. To the right side is the main garden with an area of decking and a lawn with mature trees and flower beds. Along the far side are the patio doors to the pool. To the rear of the house is a low walled terrace.
SWIMMING POOL COMPLEX
The complex is accessed from the side through an external door to a lobby. A door leads to the CHANGING ROOM (5.28m x 3.46m), which has two changing cubicles, two WCs and a shower (useful facilities for the campers). A glazed door leads to the pool. The POOL ROOM measures 18.73m x 10.29m, has an insulated roof, three sets of French doors together with windows along the long side and far side. To one end is a spa bath and to the other is a small aviary and an ornamental pond. To the rear of the changing room are two rooms accessed through a separate external door. The PLANT ROOM (5.12m x 3.01m) houses the pump for the private water supply and the plant for filtering and heating the pool. The WORKSHOP (5.12m x 5m) also has access to the pool.
STABLE YARD
The stables have been very recently built. They are of timber construction with a profile roof, are L-shaped and sit on a large concrete pad with post and rail fencing. There are two 9 x 9, a 136 x 12, a 12 x 106 and a 12 x 12 stable, together with a tack/feed room. Electricity and water are connected.
PADDOCKS
The paddocks lie to the rear of the property. There are three fields with one currently being used as a campsite. The largest paddock is furthest from the house and is enclosed by post and electric wire augmented by mature hedging and trees. The middle field is enclosed by a mixture of hedging, post and rail and post and electric wire. It is split into two internal post and railed paddocks. At one end and along ones side is a large stretch of recreational lawn, together with a vegetable patch. The smaller paddock is enclosed by post and rail and hedging and is currently set aside for camping. All paddocks have well maintained grass and water.
NOTE: The current owners rent a further 3 acres immediately adjacent to the large paddock, which may be available to an incoming purchaser. The CAMP SITE is currently self contained and is licensed by the caravan club for five caravans plus tents but the land it occupies has been dealt with in "paddocks" above.
